Preparing Your Property

When it comes time to put your home on the market, you'll probably find yourself faced with some questions. Should I use a real estate broker, If so, which one? How much is my house really worth? What improvements should I make beforehand? Where will I go after I do sell? How do I coordinate the sale of this home and the purchase of another?

We understand how important these questions are and just how much anxiety accompanies them, and have helped many sellers with this important transaction. As a Realtor, my objective in listing a property is to achieve the maximum price for your property in the least amount of time at a minimum of inconvenience to you.

This is what you can expect from us. We will:

  • Help you determine the most likely selling price for your home by preparing a Market Analysis for you.
  • Discuss selling points and possible improvements to enhance the value of your home.
  • Explain your showing options.
  • Estimate your selling costs.
  • If applicable, place you in personal contact with one of our relocation affiliates anywhere in the United States (we have affiliates in many other countries, as well).

To attract buyers for your property, we will:

  • Communicate your listing to all other Metro Brokers offices immediately.
  • Prepare a detailed informational brochure on your home for prospective buyers and agents.
  • Ensure complete exposure to metro area real estate brokers through the metro Denver multiple listing service.
  • Place a distinctive Metro Brokers sign on your property.
    Arrange for a planned preview by other Metro Brokers offices in your area.
  • Expose your property broadly to potential buyers through Metro Brokers's proven marketing programs.
  • Use our national relocation network to attract out-of-town buyers for your property.

To conclude a sale with buyers, we will:

  • Bring quality buyers.
  • Show your property effectively.
  • Follow up with other Realtors who show your property -- to answer questions, get feedback, and promote the benefits of your property.
  • Negotiate the transaction, when an offer is submitted.
  • Finalize the sale contract.

Follow-through after the sale, I will:

  • Follow up on the buyer's progress in obtaining financing.
  • See that all contingencies and deadlines in the contract aremet.
  • Confirm closing arrangements and attend closing to assist you there.

The listing of your home will be my primary responsibility, but I'll be supported in my efforts by the entire Metro Brokers organization. We will stay in close communication with you throughout our affiliation, and pledge to listen carefully to your concerns and pay close attention to your needs. Your complete satisfaction is our goal.

IMPORTANT TIPS FOR HOME SELLERS:

Research shows that a home for sale generates the greatest traffic and interest when it first goes on the market. For the quickest sale, be sure your home is in top shape and properly priced before the "For Sale" sign goes up.

Though not always possible, it's best for sellers to vacate the premises during property showings. Buyers are sometimes distracted if they feel a seller is observing them. They'll give your home greater consideration if they have achance to investigate your home thoroughly and feel free to confer between themselves and with their Realtor.

A home can sell in hours, or it can take months. A closing can happen within days of an accepted contract, or be delayed far longer than any of the parties anticipated. Consider this when you list your home, and give some thought to possible solutions to unexpected problems. If one arises, you'll be glad you did.
